Seller’s Benefit Statement
A well advertised, professionally conducted real estate auction event benefits the seller by creating an environment where you can sell your property in the shortest possible period of time, for the greatest amount of money, on the terms and conditions that are most favorable to you.
Advantages of Selling Real Estate at Auction
- Competitive bidding among serious, well informed buyers assures the seller that the price established at the auction represents the true fair market value of the property.
- The seller, not the buyer, determines the date of the sale of the property.
- Well in advance of the day of the auction, even the bidders for the seller’s property will have been provided a comprehensive Property Information Package (P.I.P.) for the property, as well as the agreement of sale, which is reviewed by the seller’s attorney. The winning bidder at the auction will be required to sign, without modification, this agreement of sale and post the required deposit. Properties are typically offered at the auction in their “as is” condition and without a contingency for financing or future permitted uses of the property.
- Settlement for the property occurs within 60 days from the date of the auction.
